About this property

Lomalagi Resort / Compound in Savusavu, Fiji, a Freehold property is for sale - USD $ 2 Mil plus taxes and duty if any

"Lomalagi" is 25 manicured acres of private beachfront land bordering Natewa Bay on Vanua Levu, Fiji’s second-largest island. It includes a 2 bedroom residence with  6 one bedroom guest villas with kitchens, a large dining pavilion & bar, a huge swimming pool and many other amenities.

Lomalagi has been operated as a boutique resort, but it would also make a fabulous private compound, with lots of room for family, friends, or clients. There are plenty of expansion opportunities, both on land, with room for many more villas & an approved subdivision plan for the sale of individual lots and potentially over-water villas.

Lomalagi's location near the head of Natewa Bay helps to shelter it from adverse weather conditions while providing some of the most spectacular views in Fiji. With only a few native fishermen to wave hello, you'll have the whole Bay as your personal playground for scuba diving, sport fishing and dolphin encounters. This property is truly unique, combining such a spectacular, secluded location with easy access to nearby Savusavu and the airport.

The resort has approximately 500 metres of beachfront with a boat launch area accessible via road for boats on trailers.

The house and villas are spread along a hillside above the beach, with sweeping views of the bay & its incredible sunsets. Each spacious, secluded villa (768 square feet) has a large private deck, and its own kitchen facilities.

There is a central dining pavilion and bar with a large kitchen, a games pavilion, and a 100,000-gallon S-shaped saltwater pool with waterfalls.

The villas, pavilions, pool & other amenities were constructed in 1997-1998.

The main house is approximately 2,500 sq.ft. with two bedrooms and an open kitchen-dining-living room floor plan. A huge three-level deck provides spectacular views of the bay, looking out over the tops of the palm trees. The interior, exterior and roof of the house are freshly painted (June 2014).

Natewa Bay Location – Vanua Levu

Natewa Bay is the largest deep-water bay in the entire South Pacific. It features world-class scuba diving and snorkeling, and is also counted among the finest sport fishing locations in the world. Several pods of friendly Spinner Dolphins live in the Bay year-round. There is a channel through the coral on Lomalagi’s beachfront for launching boats & kayaks. Lomalagi is the only development on the Bay and a few Fijian villages dot the pristine shoreline.

The water in front of Lomalagi is shallow, making it one of the few settings in Fiji where over-water accommodations could be constructed. A government foreshore lease would be required; these have been granted for similar sites.

Lomalagi is 28 km (16.8 miles) from the Savusavu airport, a short flight from the international airport in Nadi (on Fiji’s largest island, Viti Levu). Savusavu is a quaint waterfront town of 5,000 with shops, restaurants, a post office, hardware stores, an outdoor produce/fish market, etc. Savusavu Harbor is a popular destination for ocean-going yachts, and the area hosts an eclectic community of resident ex-pats from the U.S., Europe, Australia and New Zealand. The road to Lomalagi from Savusavu airport is sealed for 20 km, while the remaining road is well-graded sand & gravel. Work is actively ongoing to widen & extend the road paving past the turnoff to Lomalagi; the widening and grading have been completed. Lomalagi is 3 km (1.8 miles) off the main road, via Salt Lake Road.

Lomalagi is a working coconut plantation. The revenue from the coconuts benefits the nearby village. Various groups (churches, rugby teams, etc.) take turns collecting the fallen coconuts & keep the money they earn by processing the coconut meat to support their activities.

Structures, Fixtures & Furnishings, in addition to the Main House :

1. Six self-contained Villas, fully insulated & constructed of local hardwoods, spread along 400 metres of hillside, about 50’ above the beach. Each Villa has a 24’ x 32’ interior (768 .), polished Fiji pine floors, & a 12’ x 32’ deck. Open floor plan with kitchen. An 8’ x 8’ shower room with soaking tub adjoins the vanity/toilet area. The sale includes all furniture & appliances.

5. Kitchen (24’ x 25’) / Laundry (17’ x 24’), including a gas stove, 1 cooler, 1 freezer, 1 refrigerator/freezer & all small appliances, equipment & inventory. Laundry includes Whirlpool washer & dryer & all linens.

6. Salt Water Pool is 100,000-gallon “S” shaped pool with a waterfall – about 120’ long; 2 pumps; sand filter; & Salt water chlorinator. Water is pumped from the sea from a pump house located near the beach. Chaise lounges; tables with outdoor chairs; small tables for chaise lounges.

7. Fresh Water Artesian Spring is pumped up from a spring on the property into a 50,000 gallon concrete storage tank, then pumping into two 2,500 gallon fiberglass tanks with 2 on-demand water pumps with UV filter. House & staff quarters each have an additional 1,000-liter storage tank.

The island’s electrical power grid is now within 2 kilometers of Salt Lake Road, & continuing to move forward. It is possible that power could be extended up Salt Lake Road if Lomalagi’s owner would pay a portion of the cost. Lomalagi would also be a great location for solar power. Or, a battery bank could be recharged by generator. A solar panel currently provides some electricity to the house & office when the generators are off.

10. Staff Housing includes a chef’s apartment; mechanic’s quarters & dorm room with kitchen; & a Foreman’s quarters with 2 bedrooms, kitchen, & covered veranda.

11. SUV, Trailer and Outboard Motor: one 1996 4x4 7-passenger diesel Toyota Land Cruiser, a utility trailer, and one Mercury 90hp outboard motor.

Staff: Our On-Site Manager, college-educated & a Mechanic, has been there six years. Most of the rest of the staff (groundskeepers, housekeeper, cook) have been there since Lomalagi opened in 1997.
